EXHIBIT C CITY OF RAMSEY DEVELOPMENT PERMIT BASALT PROPERTIES LLC On June 22, 2004, Site Plan approval was granted by the City.of Ramsey ("City") to Basalt Properties LLC ("Permittee"), whose address is 14160 Basalt Street, Ramsey, MN 55303, to construct a 40,650-square-foot office, warehouse, and truck terminal facility ("Structure") on the property legally described as follows: Lot 2, Block 1, Basalt Office Park 2nd Addition, Anoka County, MN the ("Site"). This ~pproval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLI,4dNCE. The structure shall be constructed in acc.ordance with the requirements of the State Building Code. o SITE PLAN COMPLIANCE. The Structure shall be constructed on the Site as shown on the Site Plan prepared by SE1 Consulting Civil Engineers dated March 2, 2004, 2004. (the "Site Plan"). o REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the ·specifications and location as shown on the Site Plan. The Required Improvements are as follows: a. Site grading in accordance with the Grading Plan prepared by Fischer Engineering dated May 5, 2004, and City staff review letter dated June 11, 2004. b. Installation of concrete and bituminous driveways and parking lot. c. Installation of B-6/12 continuous concrete curbing around the per/meter of all concrete and/or bituminous surfaces. d. Establishment of turf and sodd in accordance with the Site Plan. e. Installation of landscaping materials in accordance with the Site Plan and in accordance with the City staIt' review letter dated June 11, 2004. (the "Required Improvements)". -219-
