EXHIBIT C <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />BASALT PROPERTIES LLC <br /> <br />On June 22, 2004, Site Plan approval was granted by the City.of Ramsey ("City") to <br />Basalt Properties LLC ("Permittee"), whose address is 14160 Basalt Street, Ramsey, MN <br />55303, to construct a 40,650-square-foot office, warehouse, and truck terminal facility <br />("Structure") on the property legally described as follows: <br /> <br />Lot 2, Block 1, Basalt Office Park 2nd Addition, Anoka County, MN <br /> <br />the ("Site"). <br /> <br />This ~pproval is issued pursuant to §9.03.06 of the City Code. The conditions of this <br />approval are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLI,4dNCE. The structure shall be constructed <br />in acc.ordance with the requirements of the State Building Code. <br /> <br />o <br /> <br />SITE PLAN COMPLIANCE. The Structure shall be constructed on the Site as <br />shown on the Site Plan prepared by SE1 Consulting Civil Engineers dated March <br />2, 2004, 2004. (the "Site Plan"). <br /> <br />o <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the ·specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the Grading Plan prepared by Fischer <br /> Engineering dated May 5, 2004, and City staff review letter dated June 11, <br /> 2004. <br /> b. Installation of concrete and bituminous driveways and parking lot. <br /> c. Installation of B-6/12 continuous concrete curbing around the per/meter of all <br /> concrete and/or bituminous surfaces. <br />d. Establishment of turf and sodd in accordance with the Site Plan. <br />e. Installation of landscaping materials in accordance with the Site Plan and in <br /> accordance with the City staIt' review letter dated June 11, 2004. <br /> <br />(the "Required Improvements)". <br /> <br />-219- <br /> <br /> <br />
