REQUEST FOR SITE PLAN REVIEW; <br />CASE OF BASALT PROPERTIES, LLP <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Basalt Properties, LLP submitted a site plan to develop two commercial buildings, on 4.48 <br />acres along Ebony Street in the newly created Basalt Office Park 2ad Addition. It should <br />be mentioned that a minor subdivision and a Planned Unit Development rezoning is being <br />processed in order to facilitate the proposed development. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />Draft Planning Commission meeting minutes dated June 3, 2004 <br />City Staff review letter dated' May 28, 2004 <br /> <br />Notification' <br /> <br />Site Plans do not require a public heating. <br /> <br />Observations: <br /> <br />Basalt Properties, LLP is proposing to construct two 27,200 square foot office and <br />warehouse buildings on Lot 1 of Basalt Office Park 2nd Addition. City Code states that no <br />more than one main building can be located on a parcel. The applicant is requesting the <br />City rezone the property to PUD in order to allow for the development of two main <br />buildings on the subject property. <br /> <br />Since the property is located within an E-2 district, it would seem appropriate to review <br />the site plan under the E-2 standards noting the requested deviation. <br /> <br />The site plan is meeting or exceeding the required setbacks and parking stall <br />requirements. The development is proposing to construct a total of 54,400 square feet on <br />a 4.48 acre parcel. Lot coverage has been calculated at 27%, which is under the 45% <br />maximum lot coverage restriction established in City Code. <br /> <br />The site will derive one access point from Ebony Street. <br /> <br />The grading and drainage plan is generally acceptable with the revisions outlined in the <br />City Staff Review Letter. <br /> <br />The landscaping plan is generally acceptable in accordance with the City Staff Review <br />Letter. <br /> <br />The Planning Commission reviewed the site plan at their June 3, 2004 meeting. <br /> <br />-223- <br /> <br /> <br />
