REQUEST FOR SITE PLAN REVIEW;
CASE OF BASALT PROPERTIES, LLP
By: Megan Wald, Associate Planner

Background:

Basalt Properties, LLP submitted a site plan to develop two commercial buildings, on 4.48
acres along Ebony Street in the newly created Basalt Office Park 2ad Addition. It should
be mentioned that a minor subdivision and a Planned Unit Development rezoning is being
processed in order to facilitate the proposed development.

The following items are enclosed for your information:

a)
b)
c)
d)

Site location map
Site plan
Draft Planning Commission meeting minutes dated June 3, 2004
City Staff review letter dated' May 28, 2004

Notification'

Site Plans do not require a public heating.

Observations:

Basalt Properties, LLP is proposing to construct two 27,200 square foot office and
warehouse buildings on Lot 1 of Basalt Office Park 2nd Addition. City Code states that no
more than one main building can be located on a parcel. The applicant is requesting the
City rezone the property to PUD in order to allow for the development of two main
buildings on the subject property.

Since the property is located within an E-2 district, it would seem appropriate to review
the site plan under the E-2 standards noting the requested deviation.

The site plan is meeting or exceeding the required setbacks and parking stall
requirements. The development is proposing to construct a total of 54,400 square feet on
a 4.48 acre parcel. Lot coverage has been calculated at 27%, which is under the 45%
maximum lot coverage restriction established in City Code.

The site will derive one access point from Ebony Street.

The grading and drainage plan is generally acceptable with the revisions outlined in the
City Staff Review Letter.

The landscaping plan is generally acceptable in accordance with the City Staff Review
Letter.

The Planning Commission reviewed the site plan at their June 3, 2004 meeting.

-223-
