Kalway <br />Basalt Properties, LLP <br />14160 Basalt Street <br />Ramsey, ~fi'q' 55303 <br /> <br />Re: Site Plan - Basalt Properties 2"a Addition <br /> <br />Dear Mr. Kalway: <br /> <br />We are in receipt of a Site Plan, Landscaping, and Grading, Drainage, and Utility Plans prepared by <br />SEI Consulting Civil Engineers dated March 02, 2004, Building Elevations prepared by Fischer <br />Engineering dated May 5, 2004, and Lighting Plan prepared by South Side Electric. It should be noted <br />that site plan review is being completed for the two buildings located on Tract B. Site plan review will <br />be completed on T?act A when a complete sit plan is submitted. We offer the tbllowing comments: <br /> <br />General: The office and warehouse facilities are proposing to locate on a property that is witNn the <br />City's Gateway North Industrial Park #5. The City currently owns the property and therefore as part of <br />the development, the City will process a minor subdivision to subdivide the property into two 4.5 acre <br />parcels and a Planned Unit Development (PUD) zoning request to aliow for two principal buildings on <br />the subject property. The site plan is proposing to develop two commercial buildings, each 27,200 <br />square feet in size on a 4.48 acre parcel (Tract B). <br /> <br />Zoning: The site is currently zoned E-2; office and warehousing activities are ~lowed in this district. <br />The City is processing a PUD in order to facilitate the development of two principal buildings on one <br />parcel. <br /> <br />Lot Coverage: The site plan proposes to construct two building for a rotat of 54,400 square feet. The <br />subject property is 19_,_,9 square feet (4.48 acres) in size, which equates to 27% lot cover. This is <br />under the City's maximum lot coverage of 45%. <br /> <br />Accessot? Use: Commercial structures and outside storage for a use accessory to the principal use are <br />permitted, bur suci~ use shall not exceed 30°,5 of' the gross floor space of the principal use. The site <br />plan is clear as to whether the project demands outside storage. In the event outside storage of materials <br />or equipment is necessary: the site plan should be revised to indicate such area and at a minimum <br />outside storage areas must be surfaced with bituminous pavement. <br /> <br />-232- <br /> <br /> <br />
