The city has reviewed the utility plan and finds that modifications are required <br />as noted below: <br /> ,, C[eanouts will be required at 100 foot intervals on the sanitary sewer service. Provide <br /> Inverts and top of casting elevations for all sanitary, structures and connections. <br /> ,, Separate 6" water services will be required for each building. Stubs were provided in Ebony <br /> Street. <br /> · A fire hydrant will be required at the east end of the area between the buildings. <br /> <br />Setbacks: City Code stipulates a 35 front yard, 25 rear yard, and 25 side yard setback building <br />setback. City Code also establishes a 20 foot impervious surface setback along all public streets. The <br />site plan is exceeding all required setbacks. <br /> <br />Landscaping: City Code requires one (1) tree per every fifty (50) lineal feet of site per/meter or 1,000 <br />square f~et of building coverage, whichever is greater, be planted throughout the site. City Code also <br />requires that no less than 25% of the trees planted be deciduous and no less than 25% coniferous. <br />Furthermore, City Code requires that no more than 25% of the trees planted consist of ornamental <br />trees. Parking lot landscaping is also required, one (I) tree per every ten (10) parking stalls. In <br />addition to the tree requirements, City Code also states that one (i) shrub per every thirty (30) lineal <br />feet of site perimeter or 300 square feet of building coverage, whichever is greater, be planted. <br /> <br />The total building coverage on the property is 54,400 square feet, which equates to a minimum of fifty- <br />four (54) trees and 181 shrubs needing to be installed. Of the trees, a minimum of fourteen (14) should <br />be installed along Ebony St to satisfy the public road frontage planting requirement (one tree per 35 <br />feet of public road frontage). The parking lot landscaping trees shall be planted within the parking lot <br />in islands or immediately adjacent to the parking stalls and must consist of at least seven (7) additional <br />overstory trees. The remaining trees can be planted throughout the property. <br /> <br />The cra-rent landscaping plan calls for a total of forty-nine (49) trees and 177 shrubs being installed. <br />The sizes and species indicated in the species palette meet the minimum standards specified in City <br />Code. Both the public road frontage planting requirements as well as the parking lot landscaping <br />requirements are being satisfied. However, there should be an additional four (4) shrubs and five (5) <br />trees incorporated into the plan to satisfy the overall requirements of City Code. <br /> <br />There are a couple of points of concern regarding the general location of street trees. First, no trees can <br />be planted within thirty-five (35) feet of the back of curb of any intersecting street. This is something <br />that will require attention in the field when the trees are installed. Additionally, no tree shall be planted <br />within fifteen (15) feet of a hydrant. If a conflict does exist, the spacing of the trees may need to be <br />adjusted or a u'ee(s) may need to be eliminated ii'om the planting schedule. If the latter is necessm% <br />the City must be intbrmed of the changes prior to any work being conducted. <br /> <br />A revised landscaping plan needs to be submitted. The revised plan should include the additional trees <br />and sl~'ubs ~'equired under City Code. Furthermore. a survey of existing vegetation on the site should <br />also be included.
