I offer the following comments: <br /> <br />1) General Layout. The preliminary plat is proposing to plat one buildable lot and one outlot. <br /> Lot 1, Block 1 is 1.23 acres (53,675 square feet) in size. The property is bordered by Per/dot <br /> Street to the east, Sunwood Drive to the south, Rhinestone Street to the west, and 145th Street <br /> to the north. It should be noted that Rtfinestone Street and Sunwood Drive are MSA roads. <br /> <br />2) Zoning: The property is zoned Town Center Distr/ct and located w/thin sub-district TC-3. <br /> <br />3) Lot Si:e. The TC-3 District does not require a minimum lot size. <br /> <br />4) Lot width and Depth. City. Code states minimum lot width is 40 feet and minimum lot depth <br /> has been established at 80 feet within the TC-3 Distr/ct. The subject property, is proposing a lot <br /> width of 298.33 feet and lot depth of 179.92 feet, which exceeds City Code requirements. <br /> <br />5) Grading Phtn: A detailed ~ading plan will be reviewed.at the'time the lo.t develops with <br /> commercial uses and is proceeding through site plan review. <br /> <br />6) Drainage and Utility Easements: The preliminary plat is providing a 10 foot drainage and <br /> utility, easement along the north and west plat boundary lines. The site plan submitted for the <br /> development of the office building on the subject property is showing a zero lot line setback <br /> along a portion of the northern plat boundm,'y line. It should also be noted that parking stalls <br /> are being proposed along the western boundary line where the easement is being proposed. <br /> The City is not requir/ng the proposed 10 foot drainage and utility easements along the north <br /> and west boundary lines. Drainage and utility easements will be required along City. utility <br /> lines. <br /> <br />7) Proposed Commercial Development. The City received a site plan application fbr the <br /> development of Lot 1, Block 1. The site plan is proposing to construct a two story building <br /> equaling 43,168 square feet in size. The site plan for the futura office building will be <br /> reviewed in conjunction with the prelimina~7 plat. <br /> <br />-243- <br /> <br /> <br />
