REQUEST FOR PRELIMINARY SITE PLAN REVIEW <br />OF NAU HOLDINGS L.L.C.' <br /> CASE OF SHARP AND ASSOCIATES <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Sharp and Associates submitted a site plan to construct a two-story, 43,168 square-foot <br />office building on Lot 1, Block 1 Town Center 4th Addition. The 'subject property is <br />bordered by Sunwood Drive, Peridot Street, and 145tn Avenue. A preliminary plat to <br />create Lot 1, Block 1, Ramsey Town Center 4th Addition will be reviewed as part of the <br />site plan. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan, last revision June 16, 2004 <br />Building elevations <br />City Staff review letter dated June 11, 2004, Revised June 18, 2004 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The subject property is 1.23 acres in size and is located within the Town Center sub- <br />district TC-3. The proposed office facility is considered a permitted use within the TC-3 <br />district. City Code requires a Floor Area Ration (F.A.R) of 0.5. On this particular lot, the <br />F.A.R. requirement would mean that there would have to be 26,837 square feet of <br />building. The applicant, is proposing to construct 43,168 square-fe~et, or a F.A.R. of 0.80. <br /> <br />The Town Center Zoning District established setback standards based on the principle of <br />"build to" lines rather than traditional setbacks. This is especially important for the front <br />yard since it is typically where the building presentation relationship is to the street. The <br />site plan is providing a two foot setback along Sunwood Drive, and a zero lot line setback <br />along Peridot Street, and 145th Avenue. The proposed setbacks meet standards established <br />in the TC-3 district. <br /> <br />The grading, drainage, and utility plans will need to be revised in accordance with the <br />Staff Review Letter dated June 11, 2004, Revised June 18, 2004. The revised landscaping <br />plan is acceptable. <br /> <br />The office building is proposing to derive access from Sunwood Drive and 145th Avenue. <br />The access off of Sunwood Drive will be a shared access between the office building and <br />future development on the adjacent outlot. <br /> <br />-249- <br /> <br /> <br />
