The proposed TC-3 District requires buildings to be 2-3 stories in height. The site plan is <br />proposing a two-story office building, which meets requirements. The site plan is also <br />meeting parking stall requirements. The office building will provide on and off street <br />parking spaces to satis$, parking requirements. <br /> <br />The Draft Town Center Guidelines establish recommendations and general requirements <br />related to the architecture and design of the site and building. The Development <br />Guidelines establish three key sections within the TC-3 District; Public <br />Reatm/Streetscape, Site Development, and Architecture. The proposed office building <br />and related site layout meets the guidelines established in these sections. <br /> <br />The Planning Commission reviewed the site plan on June 17, 2004. The applicant <br />provided a revised site plan to the Planning Commission reflecting comments in the Staff <br />Review Letter. The overhead door was relocated further away from the intersection of <br />145th Ave. and Peridot St. as directed by Staff. The applican! also stated that they will <br />paint the overhead door to match the overall building color scheme. The overhead ga.rage <br />door area is intended to be utilized for storing refuse containers and occasionally UPS <br />deliveries will enter through this access. The purpose of the access and overhead garage <br />door is not designed or intended to be utitized as a loading berth. <br /> <br />The site plan was also revised to provide lentils (a brick accent feature that protrudes a <br />few inches beyond the window) along the ground level windows. The proposed lentils <br />will provide an added dimension to the already high quality building. <br /> <br />Recommendation: <br /> <br />The Planning Commission recommended approval of the site plan contingent upon <br />compliance with City Staff Review Letter dated June 11, 2004., Revised June 18, 2004 <br />and approval of the plat of Ramsey Town Center 4th Addition. <br /> <br />In accordance with the Town Center zoning district, the site plan will be reviewed by the <br />City Council once again for fi-nal site plan review and approval, <br /> <br />Council Action' <br /> <br />Motion to approve the preliminary site plan for NAU Holdings L.L.C contingent upon <br />compliance with Staff Review Letter dated June 11, 2004, Revised June 18, 2004 and <br />approval of the plat of Ramsey Town Center 4t~' Addition. <br /> <br />Motion to recomlnend to the City Council denial of the proposed site plan. <br /> <br />Review Checidist: <br />Assistant Community Development Director <br /> <br />CC: 06/22/04 <br /> <br />-250- <br /> <br /> <br />
