We offer the following comments: <br /> <br />General: The site plan is proposing to develop a two-story, 43,168 square-foot office bui'lding on Lot <br />1, Block 1 of the proposed Town Center 4th Addition. The subject property is bordered by Sunwood <br />Drive, Peridot Street, and 145m Avenue. <br /> <br />Zoning: The property is zoned TC-3. The proposed office building is permitted within this district. <br /> <br />Lot Coverage: The new lot to be crea~ed as part of the Town Center 4th Addition plat will be 1.23 <br />acres in size. The proposed building footprint size is 21,584 square feet, which results in lot coverage <br />of approximately 40%. The proposed TC-3 District requires a Floor Area Ratio (F.A.R.) of 0.5. On <br />this pm'titular lot, the F.A.R. requirement would mean that there would have to be 26,837 square feet <br />of building. The site plan is proposing to develop 43,168 square-feet of office space, or a F.A.R. of <br />0.80. The site plan exceeds the F.A.R requirement established in the TC-3 district. <br /> <br />Setbacks: The proposed Town Center Zoning District has setback standards based on the principle of <br />;~build to" lines rather than traditional setbacks. This is especially important for the fi'ont yard since it <br />is typically where the building presentation t'elationship is to the street. The setbacks in the TC-3 <br />District have been established as follows: Front; 0-!5 feet, Side: 10 foot setback from building to <br />building, 0 foot setback fi'om building to prope~xy line, Rear 30 feet. The proposed building meets the <br />required setbacks. <br /> <br />In response to Staff comments, the building has been shifted back two. feet from the lot line along <br />Sunwood Drive to accommodate the plam~ed streetscape.
