The project is part of Ramsey Town Center(RTC). The developer <br />of RTC has created a master stormwater treatment plan fbr the area and is providing stormwater ponds <br />for all properties in the development. Each individuai developer is responsible for providing an on-site <br />Best Management Practice (BMP) to complement the overall stormwater plan. This BMP must be <br />approved by the city and can take the form of a pre-treatment chamber, ie. Stormceptor, Bay Saver, <br />vortex separator, etc., porous pavement or other treatment measure. <br /> <br />The parking lot grading must be revised in the area of the handicap parking stalls. The maximum <br />grade across accessible stalls is 2.0%. The current grades exceed this maximum. <br /> <br />The adjacent streets are under construction at this time so establishing exiszing grades is a difficult <br />process. The grading plan must show the proposed street grades per the approved construction plans <br />and the proposed grades per the plan under review. Line weight and screening should be used to <br />di~:'ferentiate the existing from the proposed on the plans. The current plans are all the same intensity, <br />and difficult to interpret. <br /> <br />The grading plan has a note stating sidewalk grades may be above building slab elevation. Positive <br />drainage awav from the building must be provided in all locations. Detail must be provided for areas <br />where the outside grades are higher than the floor slab. <br /> <br />There is a storm sewer stub provided from Sunwood Drive. The plans ~:br this development and the <br />pre!iminary plans for Outlot A of this plat both show connection to this stub. Sunwood Drive will be a <br />concrete street so com~ection to the structure in the street will not be permitted after the street is <br />constructed. The storm sewer plan must anti, c/pate connection of storm sewer from Outlot A and a stub <br />must be provided ~br this fl.~ture connection.- <br /> <br />Landscaping: City, Code requires one (i) tree per every, fifty (50) lineal feet of site perimeter or 1,000 <br />square feet of building coverage, whichever is greater, be planted tlzroughout the site. A portion of <br />these trees should be installed along the public .road frontage at no greater than thirt-y.'-five (35) feet on <br />center. CiW Code also requires that no less than 25°,5 of the trees planted be deciduous and no less than <br />25% coniferous. Furthermore, City,. Code requires that no more than 25% oftl~e trees planted consist of <br />ornamental trees. Parking lot landscaping is also required, one (1) tree per evew ten (10) parking <br />stalls. In addition to the tree requirements, City Code also states that one (1) shntb per every tlfirt-y (30) <br />.lineal feet of site perimeter or 300 square l:'eet of building coverage, whichever is greater, be planted. <br /> <br />Site <br />Ti-~e total building coverage on the property is 21,584 square feet. which equates to a minimum of <br />twenty-one (2 l ,i trees and seventy-two (72) si'n'ubs needing to be installed. <br /> <br />:-264- <br /> <br /> <br />
