Town Center 4:~' Addition - Site Plan/NAU <br />June 11,2004, Revised June 18, 2004 <br />Page 3 of 6 <br /> <br />The cun'ent landscaping plan includes twenty-one (28) trees and 90 shrubs (five of the overstory trees <br />appear to be utilized to satisfy, the parking lot requirements). The sizes and species indicated in the <br />species palette all meet the minimum'standards specified in City Code . The street trees shown along <br />145~*' Ave. will need to be irrigated. The locations of these trees should be coordinated with our <br />Engineering Department to avoid any possible conflicts with utilities and/or snow storage. <br /> <br />Parking Lot Landscaping <br />There are fi~ty-three (5_3) parking stalls indicated on the site plan. This results in the need for a <br />minimum of five (5) additional overstorT, trees that should be planted within or adjacent to the parking <br />areas. These plantings should occur in or adjacent to the two lots on the east and west ends of the site. <br />The planting area for each of these trees shall be a minimum of'162 square feet. The current <br />landscaping plan satisfies this requirement. However, Staff would recommend substituting a <br />deciduous overstory tree for the one (i) Colorado blue spruce that is shown in'one of the islands. <br />Colorado blue spruce trees tend to be very shallow-rooted trees that may be more susceptible to <br />windfall and they have very low branching which may cause visual obstructions or vehicle damage in <br />the parking lot. <br /> <br />General Landscaping Summary <br />The revised landscaping plan complies with City Ordinances. The only comment that Staff has in <br />regard to the revised landscaping plan is for to look: at replacing the Colorado blue spruce located in an <br />parking lot island with another deciduous overstory tree. <br /> <br />Access: The office building is proposing to gain access from Sunwood Drive and 145~ Avenue. It <br />should be noted that the proposed access location will be a shared access point .when future <br />development occurs on the adjacent outlot to the west. As part of the plat for Town Center 4th <br />Addition, the City is requesting that right of access be dedicated along Sunwood Drive. The site plan is <br />showing two access points along 145"' Avenue. The access located closest to Peridot Street appears to <br />be intended to be utilized as an overhead loading berth. The secondary access point along 145tl~ Avenue <br />has been shifted from the original submittal to a more acceptable location. The overhead door should <br />be a color consistent with the building exterior and %lend in" with the building to minimize the visual <br />impact of the overhead door. <br /> <br />Building Height: The TC-3 Distr~ct states buildings must be 2 -3 stories in height. The proposed <br />structure is two stories and therefore meets the height requirements. <br /> <br />Parking Standards: City Code states that office buildings located within the TC-3 District are <br />required to provide a minimum of three parking stalls per 1,000 square feet. In this case, a totaJ of 71 <br />parking stalls need to be provided for the proposed office building. The site plan is-.providing 53 off- <br />street and 23 on-street (along 145"' Avenue, Sunwood Drive, and Peridot Street) parking stalls for a <br />total of 76 parking spaces. City Code also states that a development cmmot exceed parking stall <br />minimums by more than 25%. the site plan is providing an additional 5 park.rog stalls, which is only a <br />9% increase.
