Town Center 4th Addition - Site P[an/NAU <br />June i 1,2004, Revised June i8. 2004 <br />Page 4 of 6 <br /> <br />Town Center Development Review Guidelines: The site plan will be reviewed under the Final Draft <br />Town Center Development Guidelines. <br /> <br />Public _Reaim/$treetscape: The subject property is located immediately adjacent to an active parkway. <br />The site plan does not need to provide public open space within the development. Pedestrian pathways <br />will be accomplished through the three public streets that border the site. Public streets will contain <br />extensive streerscape including lighting, trees, planters, etc. <br /> <br />Site Deve!oloraenr: The site plan [s accomplishing the land use and building placement standards <br />established [n the Town Center Guidelines. The building is providing vertical dimension, zero lot line <br />setback alon~ three public streets, shared parking solutions, sufficient number of parking stalls, and <br />parking lot d~sign adjacent to accessory, streets. The recommendations [n the guidelines are also being <br />meet by the indicating on the site plan mat future development will provide minimum' openings <br />between buildings and minimal access points. <br /> <br />The site development guidelines specifically state that no more than 25% of street frontage can be <br />utilized for surface parking lots. Sunwood Drive and Peridot Street are considered major arterial streets <br />and parking lot exposure should be limited along these two streets. Peridot Street will contain on street <br />parking only. The proposed parking lot has been designed to front toward the accessory., street (145th <br />Avenue'), which is desirable. The site plan shows a future or'rice building fronting along Sunwood <br />Drive (zero lot line setback) with the parking lot designed toward 145th Avenue. Upon completion of <br />development on the outlot, the parking lot surface that will be adjacent to Sunwood Drive will equal <br />approximately 18% of street frontage. The proposed site plan meets parking street frontage <br />requirements. <br /> <br />Architecturctl Stcmdctrds: In accordance with stated goals of the Town Center design guidelines, <br />detailed elevations regarding architecture for the building have been provided. The proposed TC-3 <br />District requires buildings to be 2-3 stories in height. The site plan is proposing a two-story office <br />buitdin~ with exterior building'materialslconsisting of rock face concrete units and brick columns. The <br />elevatiJns indicate that *,he rock face block will [nctude two colors and the brick columns will protrude <br />approximate'b/ 1 foot beyond the rock face units in order to provide for a variety, of front fagade <br />elevations. T~e front of the building [s providing an attractive glass front that extends from the ground <br />level 'to the second level. Extensive windows are being provided tl~'oughout the first and second levels. <br /> <br />The architecture tuidetines specifically state that the building should provide real windows at ground <br />level and beyond7 The development guidelines recommend a minimum of 50% of the total fagade at <br />_oround levei to include windows and 40% window coverage above ground level. The site plan is <br />'¢rov/din,_, 56% glass window openings at ground level and 40% above ground leveL. You have revised <br />the plans'to provide a lentil over the first floor windows as requested by Staff. <br /> <br /> ~,3.,o brick recommendanon has also been incorporated into the development guidelines.
