REQUEST FOR FINAL PLAT APPROVAL OF ALPINE WOODS; <br /> CASE OF OAKWOOD LAND DEVELOPMENT <br /> By: Amy'Geisler, Associate Planner . <br /> <br />Background: <br /> <br />Oakwood Land Development has applied for final plat approval to create a total of 27 urban single- <br />family lots on six existing parcels generally located on Sunfish Lake Boulevard and 153rd Lane'NW. <br /> <br />The following .items are enclosed for your information: <br /> <br />a) Site location map <br />b) Final plat <br />c) Tree Preservation plan <br />d) Landscaping plan <br />e) Grading plan <br />f) City Council meeting minutes dated April 27, 2004 <br />g) City Staff review letter dated June 18, 2004 <br />h) Engineering Memo dated June 18, 2004 <br />i) Proposed Development Agreement <br />j) Final Plat resolution <br /> <br />Notification: <br /> <br />A public hearing was held at the preliminary plat stage. <br /> <br />Observations: <br /> <br />The subject property is approximately 23 acres in size and is generally located on Sunfish Lake <br />Blvd. at 15? Lane NW. There are a total of 5 existing homes on the subject property; 4 will remain <br />after development. On April 27, 2004 the City Council approved a Comprehensive Plan <br />Amendment to change the subject property'S land use designation from Rural Developing to Low <br />Density Residential. Staff has received notice that the'' Metropolitan Codndil has also approved the <br />amendment. <br /> <br />All the proposed lots meet urban single-family standards for lot width, size, and frontage on a public <br />road. The total net density is currently 0.3 units per acre, and will be 1.55 units per acre under the <br />proposed development. <br /> <br />The grading, drainage, utility, and street plans are generally acceptable subject to the points raised in <br />the Staff' Review Letter dated June 18, 2004. The proposed plat will gain access~ from 153rd Lane <br />NW and Sunfish Lake Blvd. The Sunfish Lake Blvd. access will line up with the new access being <br />created fbr the Alpine Acres development on the east side of Sunfish Lake Blvd. The proposal also <br />provides for a future com]ection to the remainder of High Point 2~ Addition to the north and a stub <br />street to serve the lots in the southeastern portion of the plat should they redevelop in the future. The <br />developer is in the process of acquiring an easement from the property owner to the north to <br />accommodate the installation of uti]/ties and a temporary cul de sac; staff is also recommending that <br />Lot l, Block 3 be platted as an outlot to accormnodate the temporary cul de sac. <br /> <br />-269- <br /> <br /> <br />
