Peterson: <br /> <br />We are in receipt of your final plat for Alpine Woods consisting of ten (10) sheets prepared by Passe <br />Engineering, Inc. dated 4/27/04. We offer the following comments: <br /> <br />General: The submitted major subdivision proposes to replat Lot 1, Block 2 of High Point 2nd <br />Addition along with five metes-and-bounds lots to the south, for a total of 27 urban single-family <br />lots plus one outlot. There are a total of 5 existing homes on the.subject property; 4 will remain after <br />development. Staff is recommending that Lot 1 Block 3 be platted as an outlot to accommodate the <br />temporary., cul de sac on Uranium Street; this is discussed in more detail under Streets. <br /> <br />Zoning: The property is zoned R-1 Residential and ,is located in the 2020 MUSA. The City Council <br />approved your request for Comprehensive Plan .Amendment to change the property's land use <br />designation to Low Density Residential at their April 27, 2004 meeting. We have received notice <br />from the iVletropolitan Council of their approval of your request for Comprehensive Plan <br />.Amendment. This review letter evaluates the proposal based on R-I urban single-family standards. <br /> <br />Lot Sizes: The current minimum lot size for urban single-family lots is 10,800 square feet; all 27 <br />lots meet this standard as shown on the submittal. The total area of the subject property is <br />approximately 23 acres. <br /> <br />Lot Dimensions: The minimum lot width in the R-1 district is 80 feet on a public road. All lots <br />meet this standard at the front yard setback. It appears that the existing homes to remain will meet <br />the new setback requirements, with the possible exception of Lot 2, Block 4 and Lot 5, Block 4, <br />depending on driveway placement. The didveways should be placed so that the existing structures <br />meet the required setbacks. <br /> <br />The Ckv has received an application to vacate the underlying easemems on Lot 2, Block l, High <br />Point "~ <br /> ~ Addition. ~is application will go to the City Council with the final plat. <br /> <br />DensiU,: The total net density is cun'entlv 0.3 units per acre, and will be 1.55 units per acre under <br />the proposed development. <br /> <br />-280- <br /> <br /> <br />
