The study area encompasses a diversity of <br />develc~ment and consti~ the nonresidential base of the city, although it <br />is not the geographic canter of tha <br /> <br />The ar~a has t_bre~ basic persormlities. ~he first personality is reflective <br />of the city itself. A strong residential component frames the <br />nonresidential core. A <br />range of h~usir~ types with high quality rasidential lots is esser~ial to <br />industrial-commercial expansion. The' availability of these sites <br />~m~diatalY adjacent to the ccmzmercial-~ial centar is a major asset. <br /> <br />~"Lne second ~ity is ~ 10 and its c~_rcial-service-hospitality <br />business use orientation. The attrm~on for bus~ and inve~Lment in <br />the corridor is driven by the accessibility of ~H 10, t_he regional or <br />subregional traffic using TH 10 and t_he population ~ of the city. <br />Those factors will continue to stimulate retail, co~,~ial and service <br />developmant. <br /> <br />One of t. he area's primary attractions has been the aw~ability of low cost <br />land for extensive land users with modest s~=~e foot ~les relearn.
