Preliminary assumptions <br />• This user will be responsible for their share of extending Peridot to south side of their site. Actual <br />improvement may not be made now (wait for sufficient development demand). Historically, Ramsey has <br />considered at 60/40 split (60 city). <br />• Building front Sunwood (follow COR design framework, link, COR-3). Any portion of Sunwood Drive not <br />covered by building will require decorative wall. <br />• Parcel would be roughly 1.69 acres (larger than what was requested by OGA). <br />• User responsible for pulling utilities to site (from Sunwood, will require curb cuts).
