The submittal <br />consists of 15 sheets prepared by Landform dated June 2, 2015. We offer the following general <br />comments on these plans: <br />1. The overall contrast of the plans must be revised so that the proposed grading work is <br />darkest on the grading plan, the proposed demolition work is darkest on the demolition <br />sheet and the proposed utilities are darkest on the utility sheet. <br />2. A paving sheet must be added to the set and the pavement patching and sidewalk <br />information moved from the grading sheet to the plan sheet. <br />3. A legend showing all lines and symbols used on that sheet must be added to each sheet. <br />4. Ramsey City Details must be included in the plans for all applicable items that will be <br />installed on the project. The details are available on the City website in .dwg and .pdf <br />format. <br />5. All sidewalks in public right-of-way shall be 6 feet wide and 6 inches thick. <br />6. The preliminary Street Construction Plan must be revised to make the plan view larger. <br />The profile views must be placed on separate sheets. <br />7. The MNDOT 5 sheet set of details for pedestrian ramps must be included in the plan set. <br />A detail is required for each pedestrian ramp showing dimensions, elevations and slopes. <br />A pedestrian ramp is required at each location where a pedestrian route intersects curb and <br />gutter. <br />8. Class 5 shall meet the Ramsey modified gradation. This gradation must be included in the <br />details. The City standard pavement designs shall be included in the plans. <br />9. All references to Block 2 shall be removed from the notes. <br />10. Notes must be updated to be specific to the page they are placed on. <br />11. Lines shall be broken behind note boxes, ie. the house pad information blocks. <br />
