Review File: COR Three <br />Final Plat Exhibits <br />Engineering Review <br />June 27, 2016 <br />Page 2 of 5 <br />12. This project is within the 10-year capture zone of a municipal well. The City of Ramsey <br />does not allow infiltration within the 10-year capture zone of municipal wells. The <br />developer must pay into the infiltration mitigation fund which is used to create infiltration <br />areas outside of the 10-year capture zone. The design engineer shall submit an engineer's <br />estimate for an infiltration basin sized to accommodate this project. The City Engineer will <br />review the estimate and recommend the amount to be contributed to the infiltration <br />mitigation fund. This amount will be due with the other development fees associated with <br />this project. <br />13. The Plat must be updated to modify the drainage and utility easements to match the storm <br />sewer pipe and pond removal from the plan. <br />14. The existing conditions statement on each sheet must be updated to reflect the 2016 <br />topographic survey. <br />Sheet Specific Comments <br />Comments on individual sheets are listed below: <br />C1.0 <br />1. The previous project was not completed. Piles of topsoil were left on the site. The piles <br />were leveled and graded to provide positive drainage across the site. <br />2. The previous project encountered substantial quantities of topsoil buried on the site. <br />Additional soil borings must be performed to determine the extent of soil corrections <br />needed to prepare the house pads. The locations of the new soil borings must be shown on <br />the plans. <br />3. The existing conditions note must be revised on this sheet and all sheets that use this note <br />to reflect the new topographic survey. <br />C1.2 <br />1. The existing storm sewer pipe at the west edge of the project shall be bulkheaded in the <br />storm manhole and the pipe and flared end section shall be removed. <br />2. The existing storm sewer pipe entering the site from Zeolite Street shall be removed and <br />bulkheaded at the storm manhole. <br />3. The existing 18" RCP storm sewer in the south east corner of the site shall remain in place. <br />4. Add the Note 4 symbol to all patches. <br />5. Note 6 shall be updated to state "1 week". <br />6. Note 7 shall be updated to state "Use MNDOT Traffic Control Manual for layout, City <br />must approve layouts before construction begins." <br />7. Note 12 shall be removed. <br />8. Note 14 shall be removed. The project received the 2nd lift of Bituminous after these plans <br />were first prepared. Grade adjustment is not required. <br />
