HAU430 <br /> MEMORANDUM <br /> To: Mr.Charles Christopherson, Hakanson Anderson, <br /> From: Mr.Joe Westphal P.E., Project Engineer, Haugo GeoTechnical Services(HGTS) <br /> CC: Mr.Shawn Hennen, HGTS; Mr. Paul Haugo, HGTS <br /> Date: Friday,January 15,2016 <br /> Re: Proposed Redevelopment,Vacant Parcels along 142nd Ave NW in Ramsey, MN <br /> HGTS Project#15-0861 <br /> This memorandum is provided to summarize the soil borings completed on January 4,2016 at 14165 <br /> Ramsey Boulevard NW &unaddressed parcel along 142nd Ave NW,located in Ramsey, Minnesota. <br /> Our scope of services included performing two (2) soil borings to assist in evaluating the site soils <br /> conditions and provide a brief summary of the soil boring results. <br /> The western parcel (14165 Ramsey Boulevard NW) is a 4.6-acre vacant parcel located at the <br /> northwest quadrant of Ramsey Blvd and the Burlington Northern rail line, just north of U.S. <br /> Highway 10. The eastern parcel (unaddressed; Lot 2, Block 2 of Gateway Industrial Park) is a 1.25- <br /> acre vacant parcel located at the northwest quadrant of 142nd Ave NW and Limonite Street NW. <br /> Based on a brief review of historical aerial photographs, it appears the eastern parcel has been <br /> vacant since 1991. The western parcel had a building structure in the southwest portion of the <br /> property and the area around the building was used as a staging/parking area for semi trailers until <br /> 2006. After the summer of 2006 the building and semi trailers were removed and the parcel has been <br /> generally vacant since. <br /> Haugo GeoTechnical Services(HGTS) performed two standard penetration test borings, one on each <br /> parcel, on January 4, 2016 with a rotary drilling rig, using continuous flight augers to advance the <br /> boreholes. The boring locations were selected and staked in the field by Hakanson Anderson. The <br /> test soil borings were performed in general accordance with ASTM Specification D-1586 procedures. <br /> The soil boring location sketch, Figure 1 (attached), was prepared by HGTS using an aerial <br /> photograph from Anoka County GIS Website as a base, and included the GPS boring locations. Soil <br /> boring logs SB-1 &SB-2 and Descriptive Terminology are also attached. <br /> The two soil borings encountered a foot of topsoil underlain by generally native granular soils to the <br /> termination depths of the borings. The native granular soils generally consisted of poorly graded <br /> sand (SP), clean sand. The penetration resistance values (N-Values) shown as blows per foot (bpf) <br /> on the boring logs, ranged from 3 to 24 bpf within the native sands indicating a very loose to <br /> medium dense relative density, but were generally loose to medium dense overall. Groundwater <br /> was encountered in each boring at depths of 5 to 8 feet below the surface,correlating to elevations of <br /> 854 to 856 feet MSL. <br /> Briefly, the parcels, in our opinion, are generally "buildable" for future redevelopment. <br /> Redevelopment plans were not available at the time of this report but, depending on loads, <br /> 2825 Cedar Avenue S, Minneapolis, '' <br />
