It is a major <br />concern and should be addressed. It is P&Z and City founcil responsibility <br />to see that no development decreases surrounding h~me values. <br /> <br />Gary Sauer replied that no market studies have been done. <br /> <br />Ccmmissioner Dee~er stated that the subject land has been zoned Industrial <br />for many years; he ~ to develop homes in that area and he told customers <br />that their properties would be adjacent to industrially zoned property. <br /> <br />Gary Sauer stated that when any kind of development is proposed to take <br />place near any of Barton's location, they attend hearings to be ~ure people <br />know they would be located next to a gravel pit that may ~ave mining and <br />~t production operations at s~me time. <br /> <br />Vic Bunis - Stated that he has lived in Pamsey s~me ~ and was never told <br />that the adjacent property was zoned Industrial which is ignorance on his <br />l~rt, but there can also be a big difference ~e~ween one type of industrial <br />application versus another. It se~ s like Gary Sauer and the Commission <br />are saying the property is zoned Industrial and it's too bad if the people <br />don't like it. If an asl~alt plant is a permitted use, why is Gary Sauer <br />requesting a conditional use permit. <br /> <br />Ms. Norris explained that any excavating and grading requires a conditional <br />use permit; Mr. Sauer's proposed use is more intense than what City Code <br />allows; it is not a foregone conclusion that Mr. Sauer's request will be <br />approved. <br /> P&Z Public ~earing/March 3, 1987 <br /> <br />Page 4 of 6 <br /> <br /> <br />
