CASE #: <br /> <br /> PUBLIC HEARING <br />REQUEST FOR A VARIANCE TO LANDSCAPE AREA REQUIREMENTS; <br />CASE OF VERxN OLSON <br /> By: Patrick Trudgeon, AICP, Assistant Community Development Director <br /> <br />Background: <br /> <br />Vern Olson is requesting a variance to the 20-foot landscape area requirement adjacent to public <br />roads established in City Code for a lot located at 7039 Hwy. 10. <br /> <br />The Applicant is proposing to remodel the existing building and install blacktop and concrete <br />curb to create a customer and empioyee parking area and sales display area in accordance with <br />City Code. The 10t was previously leased to Pleasure[and P,,V. Mr. Olson plans on displaying <br />and selling tractors. <br /> <br />The fi)llowing items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />g) <br /> <br />Site location map <br />Site plan <br />Aerial photo of immediate area. <br />Photos of the Subject Property <br />Proposed findings of fact <br />Proposed variance for approval <br />Proposed variance for denial <br /> <br />Notification: <br /> <br />In accordance with State Statute, Staff notified property owners within 350 feet of the subject <br />property o1~' the request for variance and public hearing. <br /> <br />Observations: <br /> <br />Mr. Olson has purchased the property located at 7039 Hwy. 10 with the intent of improving the <br />property and selling tractors. Mr. Olson will be improving the existing metal pole building by. <br />placing brick around a part of the faqade and adding windows and an awning on the front. As <br />previously mentioned, Mr. Olson will be installing blacktop and concrete curbing in the front of <br />the building ~br sales display and parking pm'poses. <br /> <br />The p~:operty is located in the new[y created H-1 Hwy. 10 Business District. One of the goals of <br />the district was to allow development opportunities along the HWY. 10 corridor with the <br />acknowledgement that sometime in the future the land located in the H-1 District would need to <br />be acquired l'or improvements to the highway. <br /> <br /> <br />
