City policy requires City Engineer review of bituminous and curb installation for proper <br />drainage. Once this is done and the plan is found acceptable, the improvements can then be <br />installed. The City Engineering Department has reviewed Mr. Olson's request and found the plan <br />acceptable. <br /> <br />Mr. Olson, however, is asking that he be allowed to locate the bituminous surface 10 feet from <br />the property tine. City Code states that a 20-foot landscaped area needs to be created When a <br />parking and/or display area is along a public street. Mr. Olson was advised to apply for a <br />variance. Mr. Olson's request is based on a couple of reasons; 1) the present location of the <br />building does not leave much room for display and maneuvering if the full 20 feet landscaped <br />area is implemented (it should be noted that the previous tenant, Pleasureland RV displayed their <br />vehicles right up to the property line); 2) the adjacent land uses have their parking and display <br />areas at or very close to the property line along Hwy. 10. <br /> <br />The location of parking and display areas near Mr. Olson's property vary. Remodeling the <br />building and adding bituminous surface and concrete curbing will greatly enhance the look of the <br />property.
