Ryan Construction, Inc. <br />1100 Mendota Heights Road <br />Mendota Heights, MN 55120 <br /> <br />Re: Site Plan - Rotary Systems <br /> <br />Dear Mr. Dollerschell:' <br /> <br />We are in receipt of a Site Plan, Landscape Plan, and Building Elevations prepared by Lampert <br />Architects dated June 8, 2004; and a Grading, Drainage, Erosion Control and Utility Plan <br />prepared by Plowe Engineering dated June 8, 2004. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a multi-tenant office/warehouse on Lot 2, Block <br />I, Sunfish Business Park Second Addition. <br /> <br />Zoning: The site is currently zoned E-1 Employment; office and warehouse activities are <br />allowed in this district. - <br /> <br />Lot Coverage: The site plan proposes to construct a 16,550 square foot building. The subject <br />property is 92,651 square feet in size. The lot coverage equates to 32.6%, which does not exceed <br />the City's maximum lot coverage 0£45%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 30% of the gross floor space of the <br />principal use. There are no accessory buildings indicated in the current proposal. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. The City has <br />reviewed the utility plan and they are acceptable. <br /> <br />Setbacks: The proposed building on the subject property meets or exceeds the required 35-foot <br />~5'ont and rear yard and 20-~'oot side yard setback requirements. City Code. requires a 20 foot <br />wide green space area adjacent to all public roads, which is indicated on the site .plan as the <br />parking lot setback. <br /> <br />23 <br /> <br /> <br />
