Rotar7 Systems Site Plan Review <br /> ~, 2004 <br />Page 2 of 4 <br /> <br />Landscaping. City Code requires one (1) tree per every fifty (50) lineal'feet of site perimeter or <br />1,000 square feet of building coverage, whichever is greater, be planted throughout the site. City <br />Code also requires that no tess than 25% of the trees planted be deciduous and no less than 25% <br />be coniferous. Furthermore, City Code requires that no more than 25% of the trees planted <br />consist of ornamental trees. Parking lot landscaping is 'also required, one (1) tree per every ten <br />(10) parking stalls. In addition to the tree requirements, City Code also stares that one (1) shrub <br />per eveW thirty, (30) lineal feet of site perimeter or 300 square feet of building coverage, <br />whichever is greater, be planted. <br /> <br />The proposed building coverage on the property is 30,240 square feet and there are forty-two (42) <br />proposed parking stalls. Therefore, a minimum of thirty-four (34) trees must be planted <br />throughout the site, as well as 100 shrubs. Of the trees, a minimum of seven (7) should be <br />installed along Azurite Street to satisfy the public road frontage planting requirement (one tree <br />per 35 feet of public road frontage), and the parking lot landscaping trees must be planted within <br />the parking lot in islands or immediately adjacent to the parking stalls. <br /> <br />The current landscaping plan indicates that thirty-two (32) trees and 100 shrubs will be installed. <br />The species indicated in the species palette are all acceptable as outlined in the Ramsey Tree <br />Book. However, the size of both the green and blue spruces must be at least six (6) feet in height <br />as required by City Code (planting schedule shows both species at 5 feet in height). Both the <br />punic road frontage planting requirements as well as the parking lot landscaping requirements <br />are being satisfied, but, two (2) additional deciduous overstmq¢ trees must be incorporated into <br />the plan to meet the minimum requirements. <br /> <br />A revised landscaping plan should be submitted. The revised plan should include the additional <br />trees required under City Code as well as show both coniferous species at a minimum height of <br />six (6) feet. <br /> <br />Finally, there are a couple of points of concern regarding the general location of street trees. <br />First, no trees can be planted within thirty-five (35) feet of the back of curb of any intersecting <br />street.. This is something that will require attention in the field when the trees are installed. <br />Additionally, no tree shall be planted within fifteen (15) feet of a hydrant. If a conflict does exist, <br />the spacing of the trees may need to be adjusted or a tree(s) may need to be eliminated from the <br />planting schedule.' If the latter is necessary, the City must be informed of the changes prior to <br />any work being conducted. <br /> <br />Ground Cover: City Code requires that all unimproved areas will be finished with sod. The <br />Landscape Plan reflects that the unimproved spaces in the side and rear yards will be finished <br />with sod; however, the unimproved area around the rear yard is proposed to be established with <br />seed. The use of seed in the rear yard will require Council approval. In ac.':zordance with City <br />Code, the text on the Landscape Plan indicates that there will be an underground irrigation <br />system. Either the Site Plan or the Utility Plan should be modified to show the irrigation system. <br /> <br />24 <br /> <br /> <br />
