Rotary Systems Site Plan Review <br />June 23, 2004 <br />Page 3 of 4 ' <br /> <br />Architectural Standards: City Code restricts building height to 65-'feet and exterior wall <br />finishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other <br />material approved by City Council. The exterior of the building will consist of exposed <br />aggregate pre-cast concrete panels, with some rock face block accents around the front entry <br />door. This proposal meets City Code requirements. The building elevations shown on the plans <br />indicate that the building height will be 27 feet, which complies with City Code. <br /> <br />Loading Docks/Berths: City Code requires one off-street loading area for the first 10;000 square <br />feet of floor area and one additional dock/berth for each additional 25,000 square feet of floor <br />area. A minimum of tWo (2) loading areas is required and the site plan proposes three (3) docks <br />and two (2) overhead drive-in doors, in accordance with City Code, the loading areas are located <br />on the rear wall of the building and the 3 docks can meet the 50 foot minimum drive aisle length <br />established in City Code. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan identifies a rock face block <br />enclosure on the rear wall of the building, with a lockable cedar wood gate. This complies with <br />City Code requirements. <br /> <br />Off-Street Parking - Spaces Required: City Code requires 1 parking space per 300 square feet <br />of o~fice space. The Code does not establish a minimum parking requirement for warehouse <br />space, so tbr purposes of this review the industrial requirement of 1 space per 1,000 square feet <br />will be applied. The building is proposed to have 6,015 square feet of office space and 23,577 <br />square feet of warehouse space. This equates to a requirement for a minimum of 43 parking <br />spaces; the site plan identifies 42 parking spaces. The discrepancy is a result of the proposal to <br />provide 1 parking space tbr each 1,200 square feet of warehouse space. It is staffs opinion that 1 <br />space fi)r each 1,200 square feet of warehouse space is sufficient and will be recommending <br />approval of the parking plan as proposed. <br /> <br />Off Street ParMng - Design: In accordance with City Code, all parking and maneuvering areas <br />will be surfaced with bituminous and the per/meter of all pavement Mil be finished with B6/12 <br />concrete curbing. <br /> <br />Drainage and Grading: Drainage from the site is conveyed through overland' flow and storm <br />sewer to an existing catchbasin manhole located approximately 30 feet south of the north <br />property line. A stub has been provided into this catchbasin manhole to accept runoff from this <br />property. The capacity of the stub provided in adequate to handle the runoff from this <br />development. Flow from this catchbasin is transmitted to a regional pond which provides <br />detention and water quality treatment. A permit from the Lower Rum River Water Management <br />Organization will be required. <br /> <br />Access: One access is proposed to the site from Azurite Street N.W. <br /> <br />25 <br /> <br /> <br />
