CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF TSM DEVELOPMENT; <br />CASE OF TSM DEVELOPMENT, INC. <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />TSM Development, Inc. has submitted a minor subdivision sketch plan as part of their <br />plan to construct a mini-storage facility on the property generally located on Ramsey <br />Blvd. and Bunker Lake Blvd. The sketch plan proposes to replat Outlot A of Regency <br />Pond into one buildable lot. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch Plan <br />City Staff review letter dated June 25, 2004 <br /> <br />Notification: <br /> <br />Sketch Plans do not require a public hearing, however, because of the proposed <br />development's adjacency to a residential area, staff attempted to send notice of the <br />Planning Commission meeting to properties located within 700 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />Outlot A of Regency Pond is 4.8 acres and is proposed to be developed as a mini-storage <br />facility with 4 storage buildings. Outlot A exceeds the one-acre minimum lot size <br />requirement and the 200-foot lot width requirement. <br /> <br />The grading, drainage, and utility plans are being reviewed as part of the CNP Storage <br />site plan. All drainage ponds shown on the site must be dedicated as drainage and utility <br />easements on the final plat. <br /> <br />The plat proposes to gain access by connecting 148th Ave NW with Ramsey Blvd. Staff <br />has submitted the sketch plan to Anoka County, but has yet to receive comments back. <br /> <br />27 <br /> <br /> <br />
