Hill, inc. dated May <br />21,2004. We offer the ibllowing comments: <br /> <br />General: The minor subdivision sketch plan is proposing to replat Outlot A of Regency Pond into one <br />buildable lot in order to construct a mini-storage facility. The subject property is generally located on <br />Ramsey B[vd and Bunker Lake Blvd. The plat must be named in the final plat submittal. <br /> <br />Zoning: The site is currently zoned E-l; storage facilities are a permitted use in this zoning district. <br /> <br />Lot Sizes and Dimensions: Outlot A is approximately 4.8 acres in size, which exceeds the 1-acre <br />minimum lot size requirement in the E-1 district. Once the right-of-way is factored out, the new lot will <br />be approximately 4.3 acres. The lot has 141 feet of frontage on Bunker Lake Blvd and 555 feet of <br />fi'ontage on Ramsey Blvd, which meets the minimum lot width of 200 feet in the E-1 District. <br /> <br />Streets: The site [s located on Ramsey Blvd and Bunker Lake Blvd. The sketch plan proposes to <br />provide access to the site by connecting 148th Avenue to Ramsey Blvd. Staff has submitted the sketch <br />plan to Anoka County, but has yet to receive comments on the proposal. Because the issue of street <br />access is so critical to overall site design, staff must receive input from the County before the plat will be <br />forwarded to the City Council. <br /> <br />Utilities: The utility plan is being reviewed as part of the site plan submittal. The sanitary sewer needs <br />to be extended south to service the property located on the northeast corner of CR 116 and CR 57. The <br />watermain needs to be looped into the existing twelve inch water main located on the north side of CR <br />116. This will provide a second water source to service this development. Drainage and utility easements <br />will aced to be provided over these utility routes. <br /> <br />Drainage and Grading: A drainage and grading plan has been prepared as sheet 5 of 5 of the submittals <br />dated April 29, 2004. This plan proposes to collect drainage from the northern two units through a series <br />of storm sewer pipes and discharge runoff into an existing storm water ponding area located in the <br />adjacent Regency Ponds subdivision. Runoff from the southern unit discharges into a depression located <br />on thc property to the west. <br /> 31 <br /> <br /> <br />
