Tl{e grading and drainage plan is generally acceptable with the revisions outlined in the
~ity Staff Review Letter. The .landscaping plan will require signilScant revisions,
including additional trees and shrubs on the entire site and more specifically in the
bufferyard. The site plan is proposing an 8-foot chain link fence around the perimeter of
the site; staff would like the Planning Commission to consider requiring a privacy fence
along the common property lines with the residential properties to the north and east.

No lighting is indicated on the site plan; this information will need to be added to the
revised plans.

Recommendation:

Because the issue of how the site will gain street access is so critical to overall site
design, in addition to the outstanding landscaping issues, staff is recommending the site
plan be tabled until comments from Anoka County and a revised site plan submittal are
received. Staff will continue to solicit input from the County, and will report on any
comments received before the Planning Commission meeting. Motions for
approval/denial are included below, should the Planning Commission wish to take further
action on the proposed site plan.

Commission Action:

Motion to recommend that the City Council grant approval of the proposed site plan
contingent upon compliance with City Staff Review Letter dated June 25, 2004 and
approval of the request for minor subdivision.

-or-

Motion to deny site plan.

-or-

Motion to table the site plan.

Review Checklist:
Community Development Director
Assistant Community Development Director
City Engineer

34

PC: 07/01/2004
