CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF CNP STORAGE; <br /> CASE OF TSM DEVELOPMENT, INC <br /> By: Amy Geisler, Associate Planner · <br /> <br />Background: <br /> <br />TSM Development, Inc. has submitted a site plan to develop a mini-storage facility on 4.8 <br />acres on Outlot A of Regency Pond. A minor subdivision is being processed along with <br />the site plan to replat the outlot. The site is generally located on Ramsey Blvd at Bunker <br />Lake Blvd. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan <br />Landscaping Plan <br />Tree Preservation Plan <br />Grading Plan <br />City Staff review letter dated June 25, 2004 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing, however, because of the proposed <br />development's adjacency to a residential area, staff attempted to send notice of the <br />Planning Commission meeting to properties located within 700 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />TSM Development, Inc. is proposing to construct a 20,000-, 16,000-, 12,800-, and a <br />9,300-square-foot storage building on Outlot A of Regency Pond. The proposed <br />development is located in the E-1 Employment District; mini-storage facilities are a <br />permitted use in this district. <br /> <br />The site plan is meeting or exceeding the required setbacks. The development is <br />proposing to construct a total of 58,100 square feet on a 4.3-acre parcel (net of right-of- <br />way). Lot coverage has been calculated at 30%, which is under the 45% maximum lot <br />coverage restriction established in City Code. <br /> <br />The site is proposing to gain access by connecting 148th Ave NW to Ramsey Blvd. Staff <br />has yet to receive comments from Anoka County on this proposed.configuration. There <br />are no off-street parking spaces on the proposed site plan. <br /> <br />Staff' has not received elevation drawings for the proposed buildings, and does not have <br />enough infbrmation to determine if the site plan meets architectural standard <br />requirements as outlined in City Code. The applicant intends to present drawings at the <br />Planning Commission meeting. <br /> <br />33 <br /> <br /> <br />
