Hill Inc., dated June 9, 2004. We offer the following <br />comments: <br /> <br />General: The site plan is proposing to develop a mini-storage facility on Outlot A of Regency <br />Pond. This outlot will be replatted through a minor subdivision, which is being reviewed along <br />with the site plan. Outlot A is 4.77 acres; after the right-of-way for 148th Ave NW is factored out, <br />the proposed lot will be 4.3 acres. <br /> <br />Zoning: The site is currently zoned E-I'Employment; storage facilities are a permitted use in <br />this zoning district. <br /> <br />Lot Coverage: The site plan proposes .to construct 4 storage buildi-ngs' wkh the following <br />dimensions: 20,000 ft2, 16,000 ft2, 12,800 ft2, and 9,300 ft2, for a total of 58,100 ft2. The lot <br />coverage equates to 30% (net of right-of way), which does not ~xceed the City's max/mum lot <br />coverage of 45%. " <br /> <br /> A:ccessory Use: Commercial or business buildings and structures for a use accessory to the <br /> principal use are permitted, but such use shall not exceed 30% of the gross floor space of the <br /> principal use. There are no accessory buildings or uses indicated in the current proposal. Please <br />· indicate on the revised site plan if an office will be part of the proposed project. <br /> <br />Utilities: The utility plan is being reviewed as part 0fthe site plan submittal. The sanitary sewer <br />needs to be extended south to service the property located on the northeast cerner of CR 116 and <br />CR 57. The watermain needs to be looped into the existing twelve inch water main located on the <br />north side of CR 116. This will provide a second water source to service this development. <br />Drainage and utility easements will need to be provided over these utility routes. <br /> <br />41 <br /> <br /> <br />
