C?v~ Storage: Site Plan Review <br />Jzme 25, 2004 <br />Pc~ge 2 02¥ <br /> <br />Setbacks: The proposed building on the subiect property meets or exceeds the required 35-foot <br />front and rear yard and 20-foot side yard setback'requirements. City Code requires a 20 foot <br />wide green space area adjacent to all public roads, which is shown on the site plan. The site plan <br />also shows a 60-foot bufferyard between the proposed development and the residential property <br />to the east. This bufferyard meets the dimensional requirements in the E-1 district. <br /> <br />Fence: The site plan proposes an 8-foot chain link fence around the perimeter of the property. <br />Staff will be asking the Planning Commission to consider requiring a privacy-type fence along <br />the northern and eastern property lines, adjacent to the residential zoning district. <br /> <br />Landscaping: City, Code requires one (1) tree per every fifty (50) lineal feet of'site perimeter or <br />1,000 square feet of building coverage, whichever is greater, be planted throughout the site. City <br />Code also requires that no less than 25% of the trees planted be deciduous and no less than 25% <br />coniferous. Furthermore, City, Code requires {:hat no more than 25% of the trees planted consist <br />of ornamental trees. In addition to the tree requirements, City Code also states that one (1) shrub <br />per every, thirty (30) lineal feet of site perimeter or 300 square feet of building coverage, <br />whichever is greater, be planted. Finally, the project site is adjacent to residentially zoned <br />properties and thus, additional buffering is required along the common property line between the <br />two uses. The additional plantings should number at least 30% of the required landscaping. <br /> <br />Site Landscaping <br />The proposed development consists of four buildings, totaling 58,100 square feet, which requires <br />a minimum of fifty-eight (58) trees and 193 shrubs to be installed throughout the site. Of these <br />trees, a portion of them must be installed along the public road frontages of Bunker Lake Blvd <br />(4), R. amsey Bird (15), and 148th Ave (9) at a maximum spacing of thirty-five (35) feet on center. <br />There are a number of trees being preserved near the intersection of Ramsey Blvd and 148tn Ave <br />which can also be applied to this requirement. <br /> <br />The current plan shows sixty-two (62) trees and thirty-six (36) shrubs being installed throughout <br />the site. The number, species, and sizes of the trees all meet the requirements of City Code. <br />Additionally, many of the trees slated to be preserved can also help to satisfy minimum number <br />of required trees throughout the site. Furthermore, the public road frontage requirements are also <br />being satisfied. However, the-number of ornamental trees must be reduced so that they do not <br />constitute more than 25% of the required plantings. <br /> <br />In contrast, the number of shrubs is far less than required (the plan is deficient by 157 shrubs). <br />Additionally, the size of the shrubs is stated as two (2) gallon containers. City Code requires that <br />all deciduous shrubs be at least two (2) feet in height when installed (if the 2 gallon container <br />plants meet this requirement, than the size requirement will be satis~tled, however, if they do not <br />meet the minimum size requirement, larger stock will be necessary). <br /> <br />Bufferinz <br />The proposed development site is adjacent to single-family homes along its easten~ property line. <br />A bufferyard, with a minimum width of sixty (60) feet, is required along the common property <br /> <br />42 <br /> <br /> <br />
