CNP Storage: Site Plan Review <br />,June 25, 2004 <br />Page 5 of 3 <br /> <br />Access: The site plan proposes to gain. access to the site by connecting 148th Avenue NW to <br />Ramsey Blvd. The sketch plan for the minor subdivision has been submitted to Anoka County; <br />staff has yet to receive comments back on the proposed project. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the <br />current rate is Three Thousand Seven Hundred Forty One Dollars ($3,741.00) per commercial <br />acre. The amount of Stormwater Management Fee due on the 4.3-acre parcel is Sixteen <br />Thousand Eighty-Six Dollars ($16,068.00). A cash payment will be required prior to the City <br />issuing a Building Permit. <br /> <br />REU Number: The site is 4.3 acres in size (net of right-of-way) and has an impervious area of <br />60%. Therefbre, the parcel.will have a residential equivalent unit (REU) of 14.8 for purposes of <br />quarterly billing for the stormwater utility. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, July 1, 2004 at the Ramsey <br />Fire Station, 15050 Armstrong Blvd., to review the proposed site plan. You or your <br />representative should be present to answer any questions that may arise.
