I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />i <br />I <br />i <br />I <br /> <br />Case #2, <br /> <br />_~equest For A Variance To Sul~ivide By ,Metes And Bounds~ ,Case ,0~ <br />.Mr. ~e, ~ry Birchem, <br /> <br />Discussion ensued regarding this rotes ,nd bounds subd/vision creating a <br />situation Where neither parcel would have frontage on a public itreet. <br /> <br />Motion bM Commissioner Deemer an~ seconded b2 Comnissioner LaDue that <br />Mr. Birchem be allowed to subdivide bM metes and bounds a minimum of 2% <br />acres, including the area of a cul-de-sac, to be determined by the City <br />Engineer and that no further subdivision of the 40 acre parcel be allowed <br />without platting. Further, that Mr. Birchem shall meet all requirements <br />necessary as ~etermined by City Staff. <br /> <br />Further Discussion: Chairman Peterson inquired if the 1 in 10 acz~ density <br />requirement set forth by the Comprehensive Plan would apply -~n this case. <br />Mr. Berg replied that in as much as there is only o~e subcl/vision, the <br />~ensity resulting is 2 in 40 acres. Mr. Berg noted that this is not final <br />approval, that it will go to Council for final approval on November 22, 1983. <br />Mr. Birchem stated that he intends to start construction now, that his son <br />is getting _~married and with the economy the way it is, young couples need <br />all the help they can get. Chairman Peterson informed Mr. Birchem that he <br />could request a special meeting of Council in order to Obtain final approval <br />but it cost him some money. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, <br />Deemer, Hendriksen. Voting No: None. Absent: <br />~.!mmerman. <br /> <br />Commissioners LaDue, Kennen, <br />Ommmissioners Schneider and <br /> <br />Case #3 Preliminary Development Plan Review For N.D.H. Inc. Planned Unit <br /> .Development: <br /> <br />Mr. Rick Foster of Oliver and Associates, was present. Mr. Foster presented <br />copies of the sketch plan and stated that the PUD would involve a multitude <br />of home types: <br /> <br />a. Single family <br />b. Quad homes <br />c. Townhoe~s <br />d. Duplex' s <br />e. Oondominiums <br />f. Some commercial <br /> <br />Mr. Foster also noted that the sketch plan includes the proposed Thursto~ <br />Avenue extension. He note~ that all units in the PUD will be individually <br />owned and an effort is being made to save as many tress as possible to serve <br />as a buffer to the multiple ~ellings. <br /> <br />Commfssi~ner Deemer stated that he has no problem with the concept; he does <br />have questions regarding density and noted that a piece of City property is' <br />included in the PUD. <br /> <br />Mr. Dick Carson, who was also present, noted that the piece of property in <br />question was originally given to the City bM NDH. <br /> <br />City Engineer Raatikka arrived at this time. <br /> <br />P & Z/November 1, 1983 <br /> Page 3 of 6 <br /> <br /> <br />
