I I i I I I I' I I I I I I I I I i FROM: DATE: City Administrutm- Build~n~ Official Request to Subdivide by Metes and Bounds Novemb~' 4, 1983 Mr. Henry Birchem of 8001 - 177th Avenue NW appeared before the Planning and Zoning Commission at their regular meeting of November l, 1983 seeking authorization to subdivide by metes and bounds a parcel of Z~ acres to provide a dwelling site for his son. Mr. Birchem owns a forty acre parcel that lies just east of the Deerwood Addition and just north of the Shawn Acres Addition. The Planning and Zoning Commission has recommended approval of this subdivision contingent upon the following conditions: 1) That Mr, Birchem shall provide the necessary easements for a cul-de-sac, as determined by the City Engineer, at the east end of 177th Avenue NW where it adjoins his property. 2) That Mr. Birchem shall bring the cul-de-sac to the standards that are determined by the City Council to be adequate. 3) That Mr. Birchem shall provide the City with a certificate of survey showing the properties to be subdivided as well as the proposed cul-de-sac. 4) That no further subdivision of Mr. Birchem's property will be. permitted without platting. 5) That a building permit shall not be issued until items one and three have been satisfied. 6) That the street standard established by the City Council shall be attained by August 15, 1984. 7) That Mr. Birchem will enter into a development agreement guaranteeing his compliance of the standards established by the City. A copy of the half section sheet showing Mr. Birchem's property as well as the Planning and Zoning Commission meeting minutes are attached. Mr. Birchem has indicated that he will appear before the City Council at their special meeting of November 15, 1983 asking to be considered under citizen's input./' CRB:pjc 7
