I <br />I <br />I <br />I <br />I <br />i <br />I <br />I <br />I <br />I <br />I <br />i <br /> <br />I <br />I <br />! <br />I <br />! <br /> <br />PROPOSED <br />FINDINGS OF FACT <br />m~-N RY BIRCHEM <br /> <br />1) That the applicant appeared b~for~ the Planning and Zoning Commission at their <br />regular meeting of November 1, 1983. <br /> <br />Z) That the applicant's request is to divide a Z~ acre parcel by metes and bounds <br />from his existing 40 acre parcel. <br /> <br />3) That the City has both denied and approved such requests in the past. <br /> <br />4) That the only street frontage consists of a 60' street right-of-way that dead ends <br />at the southwest corner of the Birchem property. <br /> <br />5) That the subdivision will not compromise the density requirements of the <br />Comprehensive Plan. <br /> <br />6) That the Planning and Zoning Commission has recommended approval of the <br />subdivision by metes and bounds, contingent upon the applicant's complying with the <br />items specified in the Building Official's memo to the City Administrator on November <br />4, 1983. <br /> <br />7) That said memo described in ~ above is hereby incorporated as a part of these <br />findings by reference. <br /> <br /> <br />
