I <br />! <br />I <br />I <br /> <br />- 2- <br /> <br /> 6. That pursuant to the FINAL DEVELOPMENT PLAN PROCEDURE section <br /> <br />of the City Code Section 170.014G the Final Development Plan was forwarded to <br />the City's Planning Commission and the Planning Commission on March 6, 1984, at <br />its regular meeting, found that the plan was in substantial compliance with the <br /> <br />plan it reviewed and recommended for preliminary approval on February 7, 1984. <br /> <br /> 7. That the Planned United Development (PUD) is not in conflict <br /> <br />with Ramsey's Comprehensive Plan, as amended as it does conform with the "Land <br />Use Goals and Policies" section of said Comprehensive Plan, and specifically, <br />the proposed PUD does conform with the zoning and density policies as outlined <br /> <br />I <br /> <br />in the LAND USE GOALS AND POLICIES section of the Comprehensive Plan. That in <br />addition the proposed PUD does conform with the Comprehensive Plan section <br />relating to PUBLIC FACILITIES and the timing of the same. That the <br />Comprehensive Plan contains within it a time schedule for the construction of <br />municipal utilities in the City and the proposed PUD conforms to this time <br /> <br />I <br />I <br />i <br /> <br />schedule. <br /> <br /> 8. That the plan does form a desirable and unified development <br /> <br />within its own boundaries as it is served entirely by streets within the <br />development and it is not dependent on other adjacent residential developments <br />or unimproved property for street access. In addition all of the residential <br /> <br />lots within the proposed PUD are served by a street system which is logically <br />laid out for convenient property access. The entire PUD with the exception of <br />an~"acre commercial area is residential and, therefore, the proposed PUD has <br />unification of uses. <br /> <br /> 9. That the predominant proposed use in the PUD is residential <br /> <br />with the exception of one~'~acre~commercial area. The properties adjacent to <br />the proposed PUD are either residential or unimproved but zoned residential. <br />Thus, the proposed PUD uses will not be detrimental to present and future land <br />uses. <br /> <br /> <br />
