Associate Planner Wald stated they have not, but will have that information before it goes to the <br />City Council. She indicated they do not anticipate a problem, but still want to verify compliance. <br />Motion by Commissioner Johnson, seconded by Commissioner Jeffrey to recommend that the <br />City Council grant approval of the proposed site plan contingent upon compliance with City Staff <br />Review Letter dated May 28, 2004, the rezoning of the subject property to PUD, approval of the <br />Basalt Office 2nd Addition final plat, and the developer entering into a TIF agreement with the <br />City. <br />Motion carried. Absent: Commissioner Brauer. <br />Case #6 Request for Site Plan Review; Huntington Family Properties/Vanmar <br />Construction <br />Presentation <br />Associate Planner Wald advised Pete Vanasee of Vanmar Construction is requesting site plan <br />approval for the construction of a 15,000 square foot office and warehouse facility on the <br />property located off of Radium Street and situated within West Radium Center First Addition. <br />She indicated the new office and warehouse building is located in the E-1 Employment District <br />and is considered a permitted use in this district. She stated the subject property is approximately <br />1.28 acres in size, and lot coverage for the proposed project is 26%. She added the proposed site <br />plan meets the required front, rear, and side yard setbacks. <br />Associate Planner Wald stated the development is proposing to gain access from an existing <br />shared driveway between the subject property and adjacent business. The shared access is <br />acceptable; however Staff is requesting a copy of the shared access agreement between the two <br />parties prior to the release of the building permit. <br />Associate Planner Wald indicated the exterior materials of the building are proposing to consist <br />of pre -cast concrete panels, which meets City Code requirements. The proposed building is <br />compatible with the surrounding buildings located within the established industrial park. She <br />advised the proposed development is part of a Tax Increment Financing project and therefore will <br />receive assistance from the City. She indicated the landscaping plan is acceptable in accordance <br />with City Staff Review Letter, and the grading and drainage plan is acceptable. She advised Staff <br />recommends site plan approval contingent upon compliance with City Staff Review Letter dated <br />May 28, 2004. <br />Commissioner Brauer arrived at 8:23 p.m. <br />Citizen Input <br />Pete Vanasee, Vanmar Construction introduced himself and asked if there were any questions. <br />Planning Commission/June 3, 2004 <br />Page 11 of 18 <br />
