Motion by Chairperson Nixt, seconded by Commissioner Johnson to recommend City Council <br />adopt Findings of Fact to rezone the subject property from E-1 Employment District to Planned <br />Unit Development. <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Jeffrey, Shepherd, Van <br />Scoy and Watson. Voting No: None. Absent: Commissioner Brauer. <br />Case #5 Request for Site Plan Review; Case of Basalt Properties, LLP <br />Presentation <br />Associate Planner Wald advised the site plan is meeting or exceeding the required setbacks. She <br />stated the development is proposing to construct a total of 54,000 square feet on a 4.48 acre <br />parcel. She advised lot coverage has been calculated at 27%, which is under the 45% maximum <br />lot coverage restriction established in City Code. She stated the site will derive one access point <br />from Ebony Street. <br />Associate Planner Wald indicated Staff does not have enough information to determine if the site <br />plan meets off-street parking space requirements. She noted this information must be provided <br />to staff prior to the City Council review of the site plan. She indicated the grading and drainage <br />plan is generally acceptable with the revisions outlined in the City Staff Review Letter. She <br />noted the south building will be reviewed at a special Planning Commission meeting on June 16, <br />2004. <br />Commission Input <br />Chairperson Nixt asked if the south single unit for some reason was denied, would Staff's <br />recommendation on the PUD parcel change. <br />Associate Planner Wald indicated it would not. <br />Commissioner Johnson asked if the applicant was comfortable with the Staff Review Letter. <br />Tom Sauter indicated he has no problem with the letter. <br />Commissioner Van Scoy asked if Staff has received an answer on the off-street parking. <br />Planning Commission/June 3, 2004 <br />Page 10 of 18 <br />
