Absent: Board Member Brauer. <br /> <br />PUBLIC HEARINGS/BOARD BUSINESS <br /> <br />Case #1: <br /> <br />Request for a Variance from Lot Width Requirements; Case of Fred and <br />Rose Kalk <br /> <br />Presentation <br /> <br />Associate Planner Geisler reported that Fred and Rose Kalk are requesting a variance to the <br />minimum lot width requirement in the R-1 Rural Developing District in order to build a new <br />home for themselves on the lot adjacent to their current home. She indicated the subject property <br />is located on 156th Avenue NW, east of Ramsey Boulevard. <br /> <br />Associate Planner Geisler advised the subject property is approximately 0.6 acres in size and is <br />an existing lot of record. The property is zoned R-1 Single Family Rural Developing and is <br />surrounded by properties with the same zoning. She indicated City Code allows development on <br />existing lots of record that do not meet the current acreage requirements. She stated City Code <br />requires a variance for construction of a home on a lot that does not meet the minimum lot width <br />requirements. She noted City Code defines lot width as the uniform width measured at the <br />property line abutting the street at the minimum building setback line. She added the minimum <br />lot width in the R-1 Rural Developing District is 200 feet. <br /> <br />Associate Planner Geisler explained the subject property is located on 156th Avenue NW and <br />measures approximately 120 feet at the street. She indicated the applicants purchased both lots <br />approximately 35 years ago, and the lots were subdivided approximately 40 years ago. She <br />stated the applicants have conducted soil borings on the vacant lot which were brought in today, <br />and generally look okay. She advised Staff is recommending approval of the request. <br /> <br />Public Hearing <br /> <br />Joan Lewis indicated she owns the property adjacent to this one. She asked if the variance were <br />allowed, how close they could build to the property line. <br /> <br />Associate Planner Geisler stated they would have to meet the minimum setbacks, which are 10 <br />feet for the sideyard. <br /> <br />Chairperson Nixt asked how close the property line is to Ms. Lewis' house. <br /> <br />Ms. Lewis indicated there is a vacant acre lot between her house and this property. <br /> <br />Motion by Board Member Johnson, seconded by Chairperson Nixt to close the public hearing at <br />7:10 p.m. <br /> <br />Board of Adjustment/June 3, 2004 <br /> Page 2 of 5 <br /> <br /> <br />
