Absent: Board Member Brauer. <br /> <br />Case #2 <br /> <br />Request for a Variance from Street Frontage or Lot Width Requirements; <br />Case of Kelly and Carrie Hemp <br /> <br />Presentation <br /> <br />Associate Planner Geisler advised Kelly and Carrie Hemp are requesting a variance to the <br />minimum lot width or street frontage requirement so that a dwelling may be constructed on a lot <br />that does not have any public road frontage. She indicated the Hemps received a variance to <br />construct a house on the lot on September 10, 2001 and an extension to the variance on <br />December 5, 2002, which expired on September 10, 2003. She stated the Hemps have reapplied <br />for the variance as they are now ready to construct the house. She advised the property is located <br />on the south side of County Road #64. <br /> <br />Associate Planner Geisler stated the parcel is approximately 21.20 acres in size and is zoned R-1 <br />Rural Developing. She added the surrounding parcels are also zoned R-1 Rural Developing. She <br />indicated the Hemp's parcel is served by a 66' wide access easement from County Road #64, and <br />does not have any direct access to a public road. She stated in the R-I Rural Developing District, <br />the minimum lot width or street frontage requirement is 200 feet. Therefore, even though the <br />Hemp's parcel is an existing lot, a home cannot be constructed on the property without a <br />variance. She stated the applicant will need to provide a copy of the shared access agreement <br />between the two parties. <br /> <br />Associate Planner Geisler stated the same underlying facts remain as when the variance was <br />approved in 2001 and 2002.
