FINDINGS OF FACT 00 <br /> DAVID HAUAN <br /> <br />1) That the applicant has properly applied for a variance to subdivide by metes and bounds. <br /> <br />2) That the subject property is legally described as Lot 8, Block 4, Traprock Commons <br />and is located at the northeast comer of Traprock Street NW and 155th Lane NW and <br />is a comer lot. <br /> <br />3) That the subject property is adjoined on two sides by platted lots of equal size. <br /> <br />4) That the subject property is approximately four (4) acres in size. <br /> <br />5) That the subdivision would create lots of less than two and one-half (Z.5) acres. <br /> <br />6) That said subdivision would create lots that are not consistent with other properties <br />in the area. <br /> <br />7) Requests of this type, notably in Oakridge Estates, approximately within the past year, <br />were denied. <br /> <br />8) The subdivision would create a need for access on 155th, an MSA road. <br /> <br /> <br />
