FINDINGS OF FACT 00 <br /> BENJAMIN KEILLOR <br /> <br />I) That the applicant has properly applied for a variance to subdivide by metes and bounds. <br />Z) That the subject property is approximately'eight acres in size. <br /> <br />3) That the subject property is adjoined by platted one (1) to two and one-half (Z.$) acre <br />lots on two sides and large unsubdivided parcels on the other two sides. <br /> <br />4) That the subject property shall be subject to park fees at such time as a building permit <br />is issued. <br /> <br />5) That the subject property, with exception of 171st Lane, does not have frontage on <br />a public street. <br /> <br />6) That the applicant has agreed to provide a 66' wide easement for public purposes <br />across his property where 171st Lane would extend to the west. <br /> <br />7) That granting of such a variance .would not be detrimental to nor adversely affect <br />property values in the area. <br /> <br /> <br />
