The seven outlots are proposed to be <br /> developed as a golf course. <br /> <br />e <br /> <br />The proposed lots appear to be a minimum of one acre with lot <br />widths varying from approximately 160 feet to over 300 feet. The <br />City's standards for lots in the rural area are a minimum of 2- <br />1/2 acres in area and a width of 200 feet. f{owever, in a planned <br />unit development the area and width standards can be revised. <br /> <br />As previously stated in our letter of July 6, 1983 to the <br />Planning and Zoning Commission, the soils in the areas of <br />proposed development primarily consist of Class ! soils suitable <br />for on-site wastewater disposal systems. City Ordinance No. 79-3 <br />requires that the contiguous Class I land available for on-site <br />systems must be 0.63 acres. Therefore, as recommended by Jim <br />Barton from the Metropolitan Council, the City may wish to <br />acquire easements or an agreement from the developer to utilize a <br />portion of the outlots for on-site system reconstruction. <br /> <br />To date, a development plan showing house locations has not been <br />provided. The developer stated this will be available at the <br />December 11, 1984 council meeting. <br /> <br />e <br /> <br />In review of the access to the commercial development, the <br />Minnesota Department of Transportation will have to be contacted <br />for an entrance permit. <br /> <br />civil · municipal · planning · toils · land surveying <br /> <br /> <br />
