As previously stated in our July 6, 1983 letter, the <br />proposed streets will eliminate the long Relium Street cul-de- <br />sac, however the Iodine Street cul-de-sac will be in excess of <br />1000 feet in length. The City Code limits the length of cul-de- <br />sacs to 600 feet. <br /> <br />The developer has petitioned to the City to construct the streets <br />as a City project. Therefore, the City will have to order a <br />feasibility study and hold a public hearing in accordance with <br />the City Charter. <br /> <br />In conjunction with the development of the golf course, the <br />developer must provide a drainage outlet to the Rum River. <br /> <br />Prior to final approval of the plat, the City must make the <br />following findings as required by the City Code: <br /> <br />The plan is not in conflict with the Ramsey Comprehensive <br />Plan, as amended. <br /> <br />The plan is designed to form a desirable and unified <br />development within its own boundaries. <br /> <br />The proposed uses will not be detrimental to present and <br />future land uses in the surrounding area. <br /> <br />Any exceptions to the standard requirements of the zoning <br />and subdivision ordinances are justified by the design of <br />the development. <br /> <br />The plan will not create an excessive burden on parks, <br />schools, streets and other public facilities and utilities <br />which serve, or are proposed to serve, the planned <br />development. <br /> <br />The planned development will not have an undue and adverse <br />impact on the reasonable enjoyment of neighboring property. <br /> <br />We would recommend approval of the final plat contingent on conforming <br />to the requirements of the City Code, the items discussed in this <br />letter and meeting all legal requirements as determined by the City <br />Attorney. <br /> <br /> <br />
