The land area is approximately 50 <br />acres and the total number of proposed units is 182. This results in a <br />density of 3.6 units per acre. <br /> <br />The current zoning on the property consists of urban residential and urban <br />business. To develop the property as a PUD, the land will require rezoning <br />in accordance with City Code 170.O14G. <br /> <br />In review of the general requirements of City Code 170.O14G, Item 6 states <br />that a minimum of 20 percent of the area shall be used for private or <br />public open-air recreational uses protected by conveyances or dedications. <br />In review of the park dedication in the first addition, the required <br />additional open space is 2.13 acres. The proposed plat shows aprpoximately <br />1.77 acres of open space. <br /> <br />4. In review of the preliminary plat requirements, the proposed PUD did not <br /> show the approximate location of all buildings and structures. <br /> <br />5. In review of street right of way widths, the main residential streets are <br /> 60 feet and the cul-de-sacs are 50 feet with 100 feet turnarounds. <br /> <br />In review of the lot sizes and widths, the lot sizes vary from approximately <br />5,950 to lO,O00 square feet and lot widths vary from approximately 60 to 80 <br />feet at the building setback. ~ <br /> <br />We have prepared preliminary utility plans as part of the feasibility <br />study.
