b. The density of land use to be allocated to the several <br /> parts of the site to be developed; <br />c. The location and size of ail common open space and the <br /> form of organization to own and maintain such space; <br />d. The use, height, b,ik, and approximate location of <br /> buildings and other structures; <br />e, The plans for the distribution of sanitary wastes and <br /> storm water; <br />£. The plans for parking of vehicles and the location <br /> and width of proposed streets; <br />g. A schedule showing the proposed times within which <br /> application for f~nal approval of all sections of the <br /> p~anned unit development are intended to be filed; <br />h. A topographic m~p prepared by a registered civil <br /> engineer or land surveyor covering the entire tract <br /> proposed for development. Such maps shall be drawn <br /> at a scale of 1" ~ 100~ and shall indicate topography <br /> at a t~o-foot contour interval. It shal! show in <br /> accurate detail the topography, existing buildings, <br /> land features and trees. <br /> <br />2. The written statement shall include the following: <br /> <br />a. An explanation of the general character of the planned <br /> development; <br />b. A statement describing the ultimate ownership and <br /> maintenance of all parts of the development, includ- <br /> ing streets, ~tructures, and open space; <br />c. The total anticipated population to occupy the planned <br /> unit developments, with breakdowns as to the number <br /> of school age children, adults, and families. <br /> <br />FINAL DEVELOI~tF~r PIAN SPECIFICATIONS <br /> <br />The final development plan filed with the zoning officer shall contain <br />in final form all of the information required in the preliminary devel- <br />opment plan. <br /> <br />FINDINGS REQb] RED <br /> <br />The findings necessary for approval of the preliminary and final devel- <br />opment plans shall be based on the following and describe in what res- <br />pect the plan would or would not be in the public interest. <br /> <br /> 1. The plan is not in conflict-w/th the Ramsey Comprehensive <br />Plan, as amended. <br /> <br /> 2 The plan is designed to form a desirable and unified <br />development within its own boundaries. <br /> <br /> 3. The proposed uses will not be detrimental to present <br />and future land uses in the surrounding area. <br /> <br /> 4. Any exceptions to the standard requirements of the zoning <br />and subdivision ordinances are Justified by the design of the develop- <br />ment. <br /> <br /> <br />
