included in this classification). Anoka and Champlin are part of the Urban
Developed District (see Map 4). Within these, two districts the EQB has
established recommended zoning standards involving permitted uses and
dimensional standards.

The EQB has established interim regulations and recommended restrictions on
the use of the land along the Mississippi River. Timing of development is
one of the restrictions. Agricultural uses are allowed in the rural areas,
with the exception of feedlots. Within the Urban Developed District, multiPle
and single family residential developments are allowed. The EQB's primary
concerns are that development should not necessitate the premature extension
of Metropolitan services, and development should not encroach on regional parks
or recreational open space facilities identified in the Regional Park Plan.

In addition, within the commercial and industrial zones located in the Critical
Area, advertising signs should not be visible from the river.

All permitted uses within the Critical Area Corridor are subject to dimensional

standards which include lot size, setbacks, and building heights.
standards are as follows:

TABLE 2

EQB STANDARDS

Lot Size

Height

Setback (building and roads)

Bluffline

High Water Mark

The EQB

Urban Developed

Local ordinance (sewered area)
5 acres (non-sewered area)

35 feet

40 feet

100 feet

-21 -
