ENVIRONMENTAL ELEMENT <br /> <br />INVENTORY <br /> <br />The shoreline of the Mississippi River through the CAR communities provides <br />an interesting variety of features. Most of the shore in tree-lined with <br />occasional clusters of woodland areas, however, this becomes more sporatic <br />along the southern reach of the three communities. Banks of 20-30 feet high <br />are not uncommon and some of the steeper slopes have been riprapped or are <br />experiencing.erosi, on. These erosion problems are especially prevelant <br />in Champlin and Ramsey. Another feature, although not extensive, is low <br />areas which are wet or under water during the spring or periods of high <br />water. <br /> <br />Map 3A identifies some of the more critical environmental features, but <br />effective protection of this area requires more than identification; it <br />requires an understanding of its importance. Municipal planning has changed <br />significantly in recent years, and one phase of local planning which has <br />gained considerable recognition is the preservation of what is often <br />referred to as "sensitive lands". "Sensitive lands" include woodlands, <br />floodplains, natural watercourses, wetlands, and steep slopes. Emphasis <br />has been to develop standards which will allow these areas to perform their <br />natural functions. <br /> <br />The inappropriate use of sensitive land can result in both destruction of <br />private property and',increased,~public cost related to construction of .... <br /> <br />correction measures. <br /> <br />-6- <br /> <br /> <br />
