Ramsey, Minnesota 55303 Re: Sketch Plan Review Oakridge Construction Dear Mr. Peterson: We have reviewed the above referenced sketch plan and offer the following comments: 1. The proposed plat is a replat of Lot 2, Block 1, Ramsey 67 Industrial Park. 2. The proposed plat consists of four (4) industrial lots approximately 0.9 acre in size. City Ordinance 80-4 requires industrial lots in the city to be one (1) acre in size. 3. The sketch plan did not show the name and address of the owner nor any topographic features as required by City Code 170.035B. 4. In review of the drainage as shown on the grading plan for the Ramsey a majority runoff from the 67 Industrial Park, of the plat will flow into the ditch along Sunfish Lake Boulevard N.W. 5. The proposed plat lies within the 1990 Urban Service Area of the City and may have municipal utilities available in the near future. Therefore, the City may want to delay the construction of a permanent street. 6. Access to the plat is provided by a ~ropose~ street exiting onto Sunfish Lake Boulevard. The proposed width of the right of way for this street is 60 feet. The City Code requires 66 feet of right of way with a turnaround 130 feet in diameter. 7. The location of the lot line between Lot 1, Block i and Outlot A, Ramsey 67 Industrial Park is shown incorrectly on the site plan. civil · municipal · planning · soils · land surveying
