J. Lutz: <br /> <br />Mr. Lutz was present. <br /> <br />Mr. Lutz stated that he was told to include a service road easement; if sewer <br />and water comes into the area and the property is divided into several lots, <br />the City will want the right to control access to the properties. Mr. Lutz <br />stated that it is not feasible for him to put in a service road at this time. <br /> <br />Commission consensus is that the service road easement should remain in the <br />plat. <br /> <br />Chairman Peterson informed Mr. Lutz that when he does get to the preliminary <br />plat stage, he should be sure that whatever is required is available for <br />Planning and Zoning review. <br /> <br /> Commissioner Deemer stated that Mr. Lutz will need a variance to the 50% <br /> buildable surface area requirement. <br /> <br /> Mr. Raatikka stated he thought it was 25% with 10 acre plots but Mr. Lutz does <br /> have 3 acres of high ground and Mr. Raatikka feels this is sufficient. <br /> <br /> Commission consensus is that Mr. Lutz should proceed to the preliminary plat <br /> stage. <br /> <br /> Mr. Berg informed Mr. Lutz that his preliminary plat approval will be on <br /> Planning and Zoning agenda for June 5, 1984. <br /> <br /> Case #8: Request For A Variance To Zonin~ Ordinance D~nsit~ Requirements And <br /> A Variance To Subdivision Ordinance Platting Re~ui.rements; Case Of <br /> Mr. ~nomas Holker: <br /> <br /> Mr. Holker was present. <br /> <br /> Cor~ission reviewed the findings of fact. <br /> <br /> Commission consensus is to make the following correction to Item #4 in the <br /> findings of fact: <br /> <br /> Change the word ' approved' to 'considered' <br /> <br /> Commission consensus is to change Item #6 in the findings of fact to read as <br /> follows: <br /> <br /> Properties in the area are single family residences on similarly sized <br /> lots or smaller. <br /> <br /> Motion by Commissioner Deemer and seconded by Co-~4ssioner LaDue to recommend <br /> adopting the proposed findings of fact, as amended, for Mr. Holker's request. <br /> <br /> Motion carried.
