Mr. Kenneth eeterson, Chairman <br /> <br />(2) <br /> <br />April 26, 1984 <br /> <br />3) <br /> <br />A statement concerning water supply and sewage disposal was <br />not made. If the developer elects to have utilities installe <br />by the City under Chapter 429, he should petition the City to <br />prepare a feasibility study. The developer should also <br />petition the City to construct 149th Avenue N.H. to T.H.47. <br /> <br />4) <br /> <br />The proposed plat consists of 152 single family lots, three <br />outlots and four tracts of land. These tracts of land should <br />be labeled as outlots or lots. Also Outlots A and B should <br />be added to surrounding lots unless the developer can show <br />acceptable plans for the future use of such remnants. <br /> <br />5) <br /> <br />The developer is requesting rezoning of plat from UM to <br />residential. The floodplain will also have to be rezoned to <br />residential. This will require DNR approval. <br /> <br />6) <br /> <br />As previously stated a EAW will be required and a DNR permit <br />to alter a wetland will be required. <br /> <br />7) <br /> <br />Also, as previously stated, the ordinance requires 66 feet <br />right of ways for streets and 130 feet diameters on cul-de <br />sacs. Therefore, a variance will be required to use 60 <br />feet right of ways and 120 feet cul-de-sacs. <br /> <br />8) <br /> <br />A variance will also be required for the length of the 142nd <br />Lane N.W. cul-de-sac. <br /> <br />We would recommend approval of the preliminary plat contingent or. <br />correcting and/or obtaining variances on the items stated in this <br />letter. <br /> <br />If you have any questions in regard to the preliminary plat, please <br />let us know. <br /> <br />Yours truly, <br /> <br />HAKANSON ANDERSON ASSOCIATES, INC. <br /> <br />Peter R.
